Welcome to Home Price Showdown (the “Service”), a real-estate price-guessing game and set of homeownership tools operated by Shawn Siokos, a mortgage loan officer with Success Mortgage Partners, Inc. (NMLS ID# 130562) (“we,” “us,” “our”). By using the Service you agree to these Terms of Service and to our Privacy Policy. If you don't agree, please don't use the Service.
1. Who can use it
The Service is not directed to children under 13, and you may not use it if you are under 13. If you use the Service on behalf of a business (for example, as a real-estate agent), you represent that you are authorized to accept these terms for that business.
2. What Home Price Showdown is — and isn't
Home Price Showdown is a game for entertainment and educational purposes. The homes, prices, cities, and other property details in the guessing game are fictional demo data with illustrative stock photos — they are not real listings, not real valuations, and not an appraisal, offer, or estimate of any actual property's value. The one exception is the clearly-labeled Agent Spotlight, which features real listings provided by licensed agents and kept separate from the game.
3. Not financial, mortgage, or real-estate advice
The mortgage calculators, estimators, and other tools in the Service are for general information only. They rely on assumptions and static rate estimates, produce approximate results, and are not an offer of credit, a commitment to lend, a loan pre-approval, financial advice, or a guarantee of any rate, payment, or outcome. Any lead or “get prequalified” feature is an invitation to start a conversation — not an application decision. For advice about your specific situation, speak with a licensed professional. 4. Your account
You can play as a guest, or create an account. When you create one, give accurate information and keep your login credentials secure — you're responsible for activity under your account. Don't impersonate anyone or pick a username that is offensive or infringes someone else's rights. You can delete your account and its data at any time from your account page; see the Privacy Policy for details.
5. Acceptable use
When using the Service, you agree not to:
- Break the law, infringe others' rights, or violate fair-housing rules.
- Scrape, copy, harvest, or bulk-download data, or use bots to manipulate scores, leaderboards, or gameplay.
- Reverse-engineer, interfere with, overload, or try to gain unauthorized access to the Service or its systems.
- Upload anything harmful, misleading, or that you don't have the rights to.
6. Content you submit
You keep ownership of what you submit (such as your username or, for agents, listing details and photos). You grant us a non-exclusive, royalty-free license to host and display that content in order to run the Service, and you confirm you have the rights to everything you submit. We may review, edit for length or clarity, or remove any content at any time. Agents who feature listings are also bound by the Agent Program Terms, and are responsible for their own fair-housing, licensing, and advertising obligations.
7. Emails and communications
When you have an account, we may send you service messages that are needed to run it (for example, sign-in confirmations or account notices). We may also occasionally — and, especially early on, infrequently — email you news, promotions, tips, and offers about the game and related homeownership and mortgage tools from Shawn Siokos / Success Mortgage Partners, Inc. You can opt out of those promotional emails at any time using the unsubscribe link in the email or by contacting us below; we'll still send the essential service messages your account needs.
8. Our content and trademarks
The Service — including its design, text, graphics, logos, game content, and software — is owned by us or our licensors and protected by intellectual-property laws. We give you a limited, personal, non-transferable permission to use the Service for its intended purpose. Everything not expressly granted is reserved.
9. Third-party services and sign-in
We use trusted providers to run the Service, including Supabase (accounts and database) and Vercel (hosting). If you sign in with Google or Facebook, your use of that sign-in is also subject to that provider's terms and privacy policy. We aren't responsible for third-party services we don't control.
10. Disclaimers
The Service is provided “as is” and “as available,” without warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We don't warrant that the Service will be uninterrupted, error-free, or that any information in it (including tool results) is accurate or current.
11. Limitation of liability
To the fullest extent permitted by law, we will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of data, profits, or goodwill, arising from your use of the Service. Nothing in these terms limits liability that cannot be limited under applicable law.
12. Indemnification
To the extent the law allows, you agree to cover us for claims, losses, and costs that arise from content you submit, your use of the Service, or your breach of these terms.
13. Changes
We may update the Service or these terms as things grow. If we make a significant change, we'll update the date above and, where practical, let you know. Continuing to use the Service after a change means you accept the updated terms.
14. Governing law
These terms are governed by the laws of the State of Michigan, without regard to its conflict-of-laws rules, except where a mandatory consumer-protection law of your home state applies.
